Movable Walls, Sliding Folding systems are designed and engineered to a high standard and given the right regular service and maintenance schedule, they will last for many years.
Monowa highly recommend that a thorough service is carried out every 12 months depending on the daily usage to fulfil your PPM (Planned Preventative Maintenance) programmes. A regular service can save you money in the long term as this could highlight any potential costly repairs before they become a serious problem.
We are not restricted to just Monowa products, our engineers are qualified to work on all manufacturers movable walls which makes using our MonoServ packages very advantageous where maintenance budgets are concerned.
Nor are we restricted by location, offering a nationwide service. Whether you are in Lands’ End or John O’Groats we can assist.
Parts are no issue either, supplying not only our own but the other leading manufacturers and suppliers of Movable Walls and Sliding Folding systems.
All of our MonoServe packages exceed the SFG20 industry standard, by the Building Engineering Services Association (BESA), giving you peace of mind that you will be fully compliant in the respect of this element of your PPM program.

Furthermore O&M manuals are available upon request as part of our additional services, if you have lost the original. This is not restricted to just Monowa’s systems.
When booking a service plan please let us know of any issues or difficulties before we attend. Many issues can be diagnosed beforehand giving our teams the opportunity to bring any extra parts to remedy the situation, thus cutting down on any further disruption or extra call outs.

What you need to know
It is stated in the Health and Safety and Welfare Regulations including the Provision of Work Equipment (PUWER) 1998 section 2 and sub section 6 that;
Companies and Organisations need to ensure work equipment which is exposed to conditions causing deterioration that could result in a dangerous situation should be inspected at suitable intervals, and after every event liable to jeopardise its safety. The frequency of inspection may vary, depending on environmental conditions.
The frequency of inspection should be determined through risk assessment, taking account of the manufacturer’s recommendations, industry advice and your own experience. It may be appropriate to review the frequency of inspection in the light of your experience. Intervals between inspections can be increased if the inspection history shows negligible deterioration, or shortened where experience shows this is necessary to prevent danger.
To be compliant with the law you must be able to show that a PPM is in place with the associated records pertaining to that PPM. a PPM for Movable Walls and Sliding Folding partitions is no exception. Monowa monitor all aspects of any works carried out for you and at completion all on-site will be sent over to our head office. Further piece of mind for you is the fact that not only is Monowa Operable Wall Systems registered to the accreditation standard above, our Service and Maintenance engineers have the following accreditations for works on site. General FAQs
It is very important that whoever you wish to complete any works have the necessary competency and accreditations.
Here at Monowa we pride ourselves on many decades of experience on, not only our movable walls and sliding folding partitions but, we also have the same levels of experience with other leading manufacturers and suppliers of the same.
Our service and maintenance teams have the industry standard accreditations with many holding higher qualifications, offering you complete piece of mind you are instructing the rihgt team to take care of your movable wall or sliding folding partitions PPM (Planned Preventative Maintenance) programme.
We would strongly recommend that your maintenance team to not attempt to maintain the walls or even more try to affect any repairs or remedial works.
These are very heavy units and as such need a team with specific accreditations, lifting and lowering equipment should a panel need to be taken down to be able to open safely. Doing anything else could well cause health and safety issues and may even have insurance implications.
There are, however some more general tasks which your maintenance team may be able to take on reducing the need to book a visit. All we would recommend is to contact us first and discuss the issue. We are always happy to assist and if the issues can be easily rectified we can easily give advice and over the phone to help resolve the situation.
Various factors will determine the frequency. As a rough rule of thumb however, we would recommend annually, this not only keeps your partitions in good order but will fit within your PPM (Planned Preventative Maintenance) programme which would form part of your Health & Safety compliance.
Should a partition be used more often say, from twice to four or more times a week, then we would suggest a biannual visit every six months would be better for you. If on the other hand you are only using the partition less than once a week then you may wish to take up our biennial packages.
That may seem a fair question if you only open the partition on the rarest of occasions, however, like anything mechanical, elements of the walls can start to seize and become difficult to use when you need them.
Another issue is the seals and silicon rubber elements can deform losing acoustic integrity. A wall which is not used regularly still needs attention as much as one used very regularly. Why not think about one of our biennial packages?

All our Service and PPM contracts have no up-front costs and are only invoiced after works are completed. Whether it’s a one-off bronze package, a 3-year silver package or a 5-year gold package, you only have to pay the invoice after the service visit has been completed.*

Biannual = Twice a Year
If your movable partition is used very frequently you may wish the have your PPM visit every six months rather than every year. Please contact us to discuss
Bienial = Every two years
If you want to have a regualr PPM visit but have movable walls that are hardly used you could have one of our Bienial contracts, so if you went for a three year contract for example you would be covered for six years.
Don’t worry. If you can take a photo of the lock hole you insert the handle into, any manufacturers labels and if there is no label a photo of the aluminium profile going down the edge of the panels, we will be able to identify the wall and supply you with one of our MonoTurn Operating Handles or Keys for your system.

Yes of course. Please see below for the terminology to describe the system you have:
Operable Movable Wall
This has individual panels which are individually operated and suspended at the top on rollers. Each panel comes out in sequence running along a head track (no floor track) you lock them into place until you close off partition.
Important Note: Please identify the number of the rollers at the top of each panel.
Our Model Variant – MonoWall
Sliding Folding Partition
All the panels are hinged together with the system moving out in a zig zag effect. If the system comes out from one side it’s known as ‘single wing’ if half of the panels come from one side with the remaining half coming out from the other side, this is known as bi-parting.
Important Note: This system generally runs along a floor track but can also be suspended from a head track with NO floor track.
Our Model Variant – MonoFold
Frameless Glass Systems
Single panes of glass with deep aluminium caps top and bottom, will be suspended in the same way as the Movable Operable Walls. This system often has a permanently hinged door.

Vinyl Concertina Systems
A concertina frame covered with coloured vinyl which follows the same configurations as the Sliding Folding Partition, i.e., Single Wing or Bi Parting

Like most repairs the more information you can give the better, this leads to quicker diagnosis, parts needed or even a mis operation on site. If there is definitely something amiss, please let us know the following:
- Which Panel is at fault?
- What’s happening or not happening as it should? Photos of the partition as a whole?
- Photos of the faulty or non-operational element.
If it’s a partition, we do not hold records for we would welcome this additional information:
- Which floor and which rooms is the partition situated?
- How wide is the partition? – approximate sizes are fine.
- How Tall is the partition? – approximate sizes are fine.
- How many panels?
- Does the system have single panels that are moved one-by-one or are the panels hinged together and move out in a zig-zag effect?
Help with diagnosing faults and reporting them
This could be signs that the structure above the ceiling has become lose and or support to the soffit is compromised.
Call us at once and give us as much information as you can regarding the partition.
On no account use the system to divide the space as you normally would!
If you have assessed the potential risks and you feel confident, close the system back into its stacked position alleviating as much weight to the affected run as much as possible. It would be best safe practice to not use that area and sign post warnings as such, until members of our service and maintenance team have visited site to ascertain the fault and what needs to be done to remedy the situation.
It may mean that there is something wrong with the internal mechanism if it has been overwound the internals can break. There could also be something caught or a build-up of foreign substance between the seal profiles and the seal receivers, either through damage or lack of preventative maintenance. Call us and we will assist.
There are two main reasons for this:
- The mechanism socket has become warn and has rounded off, so the splines of the handle do not grip.
- The mechanism itself has failed.
In either case call us and we will come out to have a look for you. If we can receive as much detailed info as possible including photos it will give us chance to make sure we are carrying the appropriate parts. We always do our best to resolve issues in one hit, without further visits.
Unfortunately, nine times out of ten it due to user error. The door panel MUST be kept together with the next panel, you may have noticed a magnet on the surface to facilitate this.
Either way keep the door panel together with the next panel whilst initially pulling out the system. Being a door panel, it has no floor support so if the panels are not together it drops downwards and drags on the floor, because the weight of the two panels are pivoting on the single bottom roller of the second panel.
However, it’s still worth giving us a call to have us check if there are any adjustment issues, replace the seal and give your team a full demonstration. Furthermore O&M manuals are also available to order for your piece of mind for the future.
Panels over time, will need to be re-levelled, this is part of all our MonoServ PPM service and maintenance packages. Re-levelling panels will bring them back into plumb.

Additional Partition Wall Services
If you need a refresher, have a new member of staff or maybe moved into a building that already has a movable wall or sliding folding partition and need a full demonstration of how to use it we can help.
You can book a site visit with one of our representatives who will take you through, step by step, how to set out the movable wall and then stack it away when not in use.
Whilst our representative is there on site, we will also complete a full PPM service and maintenance survey, we will then send you a no obligation quotation for your review.
This would be a chargeable visit however, a demonstration forms part of any of our PPM service and maintenance packages, free of charge, if you have taken one out.
You can order one of our O&M manuals which will cover your specific system, just give us the details of what you have and send over photos both of the full system including track layouts and stacking areas etc and we will do the rest.
We will produce a tailor-made O&M for you which will include:
- Full colour diagrams and written instructions of how to set out the movable wall.
- A PPM service and maintenance schedule for the wall/s.
- Residual risks.

Over the many years we have been in the business we have developed great relations with other manufacturers, as well as a parts back catalogue of our own. To this end we can offer replacement parts for virtually all manufacturers of movable walls and sliding folding partitions.
It may sound like a cliché but, we really are a ‘one-stop’ shop for all movable wall needs.
One of the most annoying things you may face is the loss of an operating handle for your movable wall just when you need it!
It can also be a remarkably expensive issue with some operating handles coming in at over £160.00 sometimes if you order direct from the manufacturer!
We don’t think this is right, so our technical developers got their heads together and came up with MonoTurn. A universal cost-effective solution.
If you already have a movable wall or sliding folding partition system installed and it’s looking or feeling a little tired you may not want or need to go to the expense of replacing it so, do you have any options? Yes absolutely!
We can book a site visit were our accredited and experienced engineers will start with a full service and maintenance program then move on to restoring and replacing any parts or mechanisms that have worn out. We can also refinish the panel faces or you may wish to go further and have a totally new colour scheme or patten supplied and applied by Monowa.
You already have a movable wall or sliding folding partition in fantastic order however, you are having an office re-model or maybe you are even moving offices, will you need to leave it behind and have to have a new one installed?
No! There is no reason why we cannot remove and re-instate your partition to another location, in fact we have done this very thing many times over the years.

You have considered all our options; however, you have decided you would like a new system. The first step is to contact us to discuss your needs, we will then create the best solution for you.
We will then organise a site survey visit. Once on site we can ascertain all the relevant details including establishing if there are any parts of the system which could be re-used such as the head track and fixings, in the case of a movable wall.
The whole process follows the steps as we would do with installing a new system, including a full warranty, operator training and an operations and maintenance manual.
A Cost Effective Solution to Replacement Operating Handles
Now for the technical bit, pretty much all movable wall come with either scissor mechanisms or cam mechanisms inside the panels. For those still awake this means you either have to continually wind the handle or you rotate the handle approx a quarter or half a turn and it ‘clunks’!
MonoTurn replacement operating handles therefore come in two varieties offering you both solutions if you need a replacement handle for your system.
Depending on the system you have we can supply one of our MonoTurn handles with the correct engagement head on for, very often, a fraction of what the direct replacement would cost direct from the manufacturer.
